Where artificial grass fits a yard
Turf works well on a side yard where grass keeps dying, a backyard that turns to mud, a strip no mower reaches and a dry patch under shade.
It does not suit every part of a lot. State standards keep turf out of swales, ditches and stormwater ponds, away from a septic tank lid and out from under tree drip lines.
Front yard or back yard
A back yard is easier. Unless another law or a local ordinance says otherwise, Florida law bars an HOA from restricting artificial turf that cannot be seen from the street, an adjacent lot, a common area or a community golf course.
A front yard can be seen from the street, so that protection does not apply and the association's own rules can. Read your covenants and ask the board before ordering.
The state turf rule does not address HOAs or deed restrictions. Community development districts are also allowed to enforce deed restrictions.
Trees and shade
Under the state standard, turf cannot compromise a nearby tree, including its roots, and cannot go inside the drip line unless a certified arborist certifies that it will not harm the tree. That includes trees on your neighbor's lot whose drip line reaches over the fence.
Heat and water use
In California measurements cited by a University of Florida turf scientist, artificial turf reached about 174°F where natural turf stayed near 102°F. Watering turf to cool it cuts into the water savings, so plan for shade, a lighter color mix or cooling infill, and test the surface by hand before kids or pets use it.
Turf cannot be irrigated by an in-ground sprinkler system under the state standard, so a local government may require the heads in the old lawn zones to be removed and the pipe capped.
Questions to ask
- Which parts of my yard should stay planted?
- How far will the turf sit from trees, the fence and the house?
- What happens to the sprinkler heads in the turf area?
- Do I need HOA approval, and who files it?
- What does the turf feel like in July sun, and what are my options to cool it?
Lawn questions
Does turf need any care?
Less than a lawn, but not none. Ask the installer what rinsing, brushing and infill top-ups they recommend.
Can I keep a few plants in the turf area?
Usually, with planting beds cut into the layout. Ask the installer to draw it before the work starts.
